Just when you have started to get a handle on what Millennials are looking for in new homes it’s now time to prepare for Generation Z buyers. The first members of Generation Z are starting to leave school, get professional jobs, start families, and settle down. And members of this unique generation have some unique must-haves when it comes to buying homes. Older home and traditional starter homes aren’t going to cut it for this generation of buyers. Here’s what you need to know about Generation Z home buyers:
Integrated Technology Is A Must Have
This generation has grown up on technology so they are extremely comfortable using technology and expect to have Smart home technology in their homes. In order to attract Generation Z buyers, homes must have the upgraded wiring and other infrastructure to put in Smart home capability, if that capability doesn’t already exist. The ability to integrate Smart home technology into the home is going to be critically important to attracting Generation Z buyers.
Green Homes Matter
Along with the demand for Smart home technology will be the demand for a Green living. Generation Z buyers are very environmentally conscious. They will want upgraded Energy Star appliances, sustainable building materials, and overall sustainability in the homes that they purchase. Homes don’t have to be new to catch their attention but older homes should have had a Green makeover if the seller wants to really attract Generation Z buyers.
The Will Expect Better Service
Along with a lifelong familiarity with technology and social media Generation, Z buyers will expect an increased focus on service and availability from agents. They are used to being catered to and being able to reach out to service providers at a moment’s notice thanks to email and social media. If you want to attract Generation Z buyers make sure that your promotional materials focus on enhanced service and the availability to reach you quickly. If you can deliver the kind of service that they expect Generation Z are very loyal customers. They also rely on reviews and referrals from friends and family so if you have a happy Generation Z buyer you will be able to attract other Generation Z buyers thanks to good word of mouth reviews and referrals.
They Respond Well to Pros and Cons
Generation Z has grown up in a world requiring constant analysis and reflection. They are less likely than other generations to buy a home based on emotion or sentiment. So creating a pro/con list or presenting the advantages and disadvantages of a particular property will be a good way to help them decide which home is right for them.
