When should I sell?
The best time to sell real estate in Edmonton is in the spring and summer. It’s a time of renewal, and in Canada, a time of gentle weather that is more conducive to moving. Spring and summer is when buyers typically plan to begin looking at real estate because it is when sellers begin putting high volumes of homes on the market – it’s a cause and effect situation. Although you could put your home on the market in the fall or winter, hoping to benefit from the lack of choice available, it may be a flop and your home may remain on the market well into the spring anyway.
Sellers normally get their real estate in Edmonton on the market before the spring in order to give them a competitive edge (early bird gets the worm), but this also allows them the chance to get an early sale and find a new home all within the most preferable seasons. There are more variables for buyers, however. Many sellers have to consider organizing how they will vacate their current home and move into the next one without incurring additional costs, and if they are moving to a new city or province and that move has a deadline, then the home selling process can become very stressful.
What should you do?
Find a realtor you love and keep your eyes plastered to the market after the New Year. Real estate in Edmonton will begin popping up in droves as early as February. By April there will be a lot of homes to choose from and many other buyers to compete with. Between you and your realtor you will have to act fast as soon as you find a place you love.
