Not all realtors are created equal. The extent of a realtors contacts, or network, is as important, if not more important than the realtors actual skills and knowledge. Why is this? There are several reasons but we’ll stick to the ones that affect the buy and seller the most.
When you are putting your place on the market, advertising only makes up a portion of the exposure your property gets. The people, including sellers and other realtors that your realtor is in contact with are very important. The bigger the network of individuals they associate with, the greater the chance of them finding someone within their network interested in your property. If a realtor does not have an adequate network then your sale will depend massively on the realtors advertising scheme, which can be a long-shot depending on the market.
Having a realtor with great contacts means that you often find out about homes for sale before they hit the general market. This is an important part of avoiding bidding wars or spending months looking for a new home. Your realtor will also be able to tell you about properties they believe will be put up for sale soon, and help you find the hidden gems too.
It’s arguable that a great network benefits sellers the most, and for the most that is true. Sellers are in a more challenging position, usually, than buyers, especially first-time buyers. A seller usually cannot move or purchase their next home until they sell their current property, and sometimes that can take a really long time. The better the agent you are working with, and the better their networks, the faster your home will sell in most cases.
