A person who sells and rents out buildings and land for clients is known as an estate agent. Real estate agents are licensed professionals who arrange real estate transactions, putting buyers and sellers together and acting as their representatives in negotiations. Due to many new property laws, the modern real estate agent has become an invaluable resource for those looking to find, evaluate and finance real estate. Often acting as a mediator between the various parties involved, a real estate agent is required to be licensed for the state in which they operate, ensuring they are competent as well as trustworthy. And this process has evolved in recent years, now containing more rules and regulations to protect consumers.

A real estate agent has the ability to provide different and often creative options that enable people to purchase a home, land, business space or commercial property. Their services range from negotiating the purchase price and arranging financing to referring home inspectors, assisting with property insurance, and helping in the logistics involved during the sale.

Many real estate agents are freelancers and therefore have a working relationship with a broad range of companies that serve the general public. Through this extensive network, they're able to deliver a high degree of value and benefits to the end consumer. The surest way of cultivating these relationships is by word-of-mouth - referrals that are often based on the agent's knowledge related to properties within the area and to provide some of the enhanced services.

Various states have different real estate licensing, including the level of education required to obtain a license, the type of examinations and any courses to be studied for license renewal once an agent becomes licensed. In the same way, fees also vary from state to state.

Spotting a good real estate agent is of utmost importance. Like, ask friends/family for referrals. Referrals are an excellent way to reveal the quality of services offered by a real estate agent. Ask your friends and family for referrals and ask why they recommend that particular agent. Reading online reviews and testimonials of an agent is helpful. Look for a real estate agent with thorough knowledge of the neighborhood as it is a value-added asset in an agent.

Knowing, the difference between a real estate agent and a realtor: A real estate agent is someone who has taken classes and/or passed the licensing test for their state.  Realtors are members of the National Association of Realtors and follow a strict code of ethics. Once you have identified a real estate agent you like, check to make sure they are a realtor.
