Staging a home is the best way to get buyers interested in the home. It takes a little time and it may cost a little bit of money but if you want the house to sell fast and at or above asking price it’s worth the time and money to stage it. Staging doesn’t have to be elaborate. It just has to give buyers a sense of what is possible in the space. Some buyers have trouble visualizing what a home will look like when it’s filled with furniture. Staging gives them the inspiration to see themselves living in the house. Here are some very simple and low cost or free staging ideas to help homes appeal to buyers:

Paint the Rooms Neutral Colors

MLS EdmontonMany homeowners do not want the bother or expense of painting the house that they are trying to sell. But rooms that are painted bright color or dark colors can be a big turnoff to buyers. If they walk into a home with neutral paint it’s easier for them to imagine themselves living in the space. If the home is filled with bright or dark custom colors they will instantly feel like guests in someone else’s space. Make sure that all the rooms are painted light neutral colors before showing the house.

Paint Outdated Bathroom Tile

Kitchens and bathrooms sell houses. Updated kitchens and bathrooms are in high demand because buyers do not want old or grimy kitchens or bathrooms. If your bathrooms have old outdated tile that looks drab paint the tile instead of replacing it. You can paint the tile cheaply and easily. Painting the tile a bright white like popular subway tile will make the bathroom looks fresh, clean and inviting.

Replace Countertops

Just as old tile in the bathroom is a big turnoff for buyers, old or outdated countertops in the kitchen are a turnoff. It’s worth the cost to invest in replacing the countertops so that they look new and inviting. You can often get great deals from home centers on leftover pieces of granite or other popular countertop materials.

Add Neutral Hardware and Light Fixtures

The homeowner might love their porcelain dragonfly drawer pulls but to buyers they look tacky. Adding new hardware is a fast and easy way to update the look of cabinets in the kitchen and bathroom. Replacing light fixtures with modern updated neutral metal fixtures will appeal to buyers. Also replace light switch cover plates which can look outdated and dirty even when they are clean. Add a light switch plate cover with a USB hub for charging phones and devices if you want to score big points with younger tech-savvy buyers. It will only take a few hours to go through and replace all the hardware and light fixtures. Potential buyers will definitely notice.
