People are spending more time than ever before in their homes. And because of that, they want more specialized spaces within the home. Traditionally a house has had one living space, in addition to the dining area and bedrooms. But more and more families are now looking for a home that is designed to provide separate entertainment options and other specialized spaces for each member of the family. In order to sell homes to these buyers, you need to stage empty rooms or large areas of the homes that you want to sell as specialized spaces so that buyers can see the potential in the home. The most common specialized spaces that buyers today want are:

Teen Spaces

One of the most commonly requested specialized spaces is a teen hangout space or a teen space where teens can hang out, watch TV and movies, play video games, and be online. A basement space or loft space is usually an ideal space to stage as a teen hang out space. Make sure there is plenty of shelving for CDs, DVDs, and video games. A TV and a nice entertainment center with space for multiple game consoles and a Blu Ray player are essential. So is a huge comfy couch, like a big sectional, so that teens have room to spread out. Soundproofing is a great upgrade if the sellers are willing to do it, but if not making sure space is separate from the rest of the house is usually enough. Any teen space should have plenty of device charging stations also.

She Sheds And Man Caves

The adults in the house really want their own spaces too. Having a sitting room in the giant master bedroom is nice, but usually, both adults want some space that is just theirs where they can relax, watch TV or movies, listen to music, pursue hobbies like art or crafts, or just be alone. In a small home, you might want to encourage sellers to add a shed that can be turned into the shed or a man cave, or to turn the garage into a separate adult space where the adults can go to get a break from the rest of the family.

Home Workspace

More and more people are working from home these days, even if it’s just part-time. And they need dedicated workspace to do that because it can be tough to take business calls, think clearly, or participate in meetings in the middle of an open concept kitchen. Workspaces should have a countertop or other large flat area for computer monitors, books, papers, printer, and other supplies and it should have at least one window because getting some natural light while working is very important.
