Start by cleaning up and simplifying the home as much as possible. Your goal when marketing your home is to showcase the home, the part buyers are looking to purchase – if your things in the home don’t compliment it, remove them! It’s easy to get sentimental but you have to think like a buyer when prepping your home for showings or marketing photos. Keep things minimalized.

Find a real estate agent with a great sales record. With their assistance marketing your home across a variety of mediums will be easy, from newsprint to popular websites. You want your home to be highly visible to the widest possible audience and in order for this to be effective you want to take flattering photos and be descriptive. Highlight your home’s best features, internal and external – and include anything that can be considered unique or desirable. If you have a great kitchen or a pool, be sure to mention it and include pictures.

Many people are choosing to sell or market their homes all by themselves for the sole purpose of not having to pay commission. While this may seem like a wonderful concept, you ultimately miss out on connecting with the network each and every real estate agent has. Aside from the dozens of non-real estate centered websites you can put your house’s advertisement on, you miss out on all the really great ones that buyers trust the most. On top of that, as much as a realtor is there to help you sell your home, they’re also working to find other people a home to buy. As the client of a realtor, marketing your home with them would allow you to benefit from every client they represent, which is something to not be overlooked.
Depending on how urgently you need to sell your home, you’ll want to weigh the benefits of marketing your home independently against getting the professional help and know-how of an agent. Either way, prepare your home to be viewed by potential buyers and make it look its best at all times.
