Using social media effectively can result in a lot more potential buyers seeing a home and a lot more interest in the homes that you are representing. But, it can be easy for home listing and open house announcements to get lose in the vastness of the social media universe. Here are a few expert social media marketing tips to make sure that you are using social media to market an open house the right way:

Use A Photo

When people are skimming social media they will notice a photo and focus it on while they would scroll past a block of text. You can use sites like to create free professionally designed advertisements that are perfectly sized for different social media platforms. Use the best photo of the house that you have and put all the relevant information on the photo. This will get more attention and it will be easier for people to share with their friends and neighbors on social media.

Create Events

If you are using Facebook to market homes create a separate event for every open house. Give as much information as possible in the event information tab. Add photos and videos of the home too. Events are easy to share and they have built in reminders so people who mark themselves as going to the event will automatically receive a reminder from Facebook at the time of the event. Events will also make it easier to keep track of the people who showed interest in the home so that you can connect with them later on. Even if they don’t sign the register at the open house you’ll know who was interested in the home thanks to the Facebook event.

Post Often

There is a fine line between spamming and getting your message across to people. But on social media sites like Twitter the average post is seen for about ten minutes, then it’s forgotten. So you do need to post your open house events often. A good rule of thumb is that you can post one event listing for every ten posts that you make. If people ask questions about the photo or comment on the photo respond to them and answer their questions then suggest they come to the event to see the house for themselves.
