The summer is all about highlighting indoor-outdoor living and the outdoor space that a home has but when it comes time to stage a home in the fall you should focus the attention of potential buyers on the home’s cozy qualities. As the days get shorter and darker buyers will be thinking about setting into a warm and inviting home. Here are some tried and true fall staging ideas that will make any home feel more inviting and warmer:

Hang Curtains

Blinds and Roman shades are perfect window treatments for the summer time when you’re trying to maximize the amount of light that the interior of the home is getting. But when falls comes it’s time to put up curtains in rich luxe fabrics that will make the room seem cozier. Using curtains made from luxe fabrics like velvets will highlight the fall feeling that you’re trying to create. Rich silk curtains are also a good choice. Save the simple cotton curtains for spring and summer and break out the heavy curtains for fall.

Replace Area Rugs

Homes that don’t have carpet should be staged with new, thick, and soft area rugs. Make sure the rugs are new or at least have been professionally cleaned so that the colors and patterns are vivid and bright. Soft carpets with thick pile will make cold floors seem warmer and more appealing to potential buyers and the colors and patterns will give visual appeal to the room.

Light A Fire

If a home has fireplace always light a fire when buyers will be touring the home. They will be drawn to the warmth and charm of the fire. If the home doesn’t have a fireplace consider adding an electric fireplace, like those that fit nicely into TV or media stands, to make the home seem more appealing and to play up the coziness and warmth of the home.

Bake Something

Heating up a traditional fall or holiday treat in the oven will make the house smell like fall and make it seem a lot more appealing. Bake chocolate chip cookies or apple pie to stoke memories in potential buyers. You can also set out a pot of hot apple cider to make the house smell like fall.

Focus On Accessories

Another way to subconsciously trigger feelings of home in potential buyers is to add lots of plump pillows and cozy throws to the living room and bedrooms. Textured pillows and warm chenille, fur, or thermal throws will give buyers that sense of home that will make them more likely to put in an offer for the house. Candles burning can have a similar impact, but avoid using scented candled because some people are very sensitive to chemical scents.
