Summer sales season means summer open house season and when you are busy trying to run many different open houses things are bound to go wrong at the last minute. Here are some insider tips from some of the best agents in the business to help you deal with those last-minute problems and save your open house:

When There’s Pet Odor

If you arrive to prepare a home for an open house and you can smell pet odor then you can be sure that the potential buyers who come to the home will notice it too. Don’t use scented candles or room freshening sprays to cover up the smell. Often those types of products don’t have what it takes to get rid of pet odor and they end up making the house smell worse. And some of the people that come through the home might have sensitivities to scents. Instead, use an enzyme-based cleaner like Odoban that you can pick up at any home improvement store with the cleaning supplies. Spray it in the air and on curtains, carpets, and soft furnishings. An enzyme-based cleaner will get rid of the smell and leave the air smelling fresh and clean without an overpowering perfume scent.

The Walls Are Smudged

If you are selling a family home no matter how much cleaning you do or the seller does the day of the open house there could be small smudges from tiny hands on walls and in other places. To get rid of those waxy or oily smudges fast without having to break out your entire cleaning kit keep a stain stick or laundry pen in your pocket or purse. Use the stick or pen on the smudges to get rid of them quickly and leave the walls bright and looking great instead of looking dingy or dirty.

Dull Looking Sinks and Hardware

If the kitchen and bathroom sinks and faucets are clean but look dull or dingey you can use a little baby oil on a rag or sponge to shine them up fast so they look more inviting. Stainless steel sinks look fantastic after a quick swipe of baby oil but you can use baby oil on porcelain bathroom sinks too if you want to give the bathroom a quick spruce before potential buyers start to come through the home.

The Weather Gets Bad

Keep an extra doormat or small neutral runner rug in your car so that if the weather gets bad you can put down the extra mat or the runner in the entry of the home so that people who are coming through don’t track water and mud through the house. That way you won’t have to worry about mopping up between tours.
