Listing your home is a big step, especially if it’s your first time as a seller. There are some important things you need to do to get your home ready for market, the first of which is contacting a realtor. Your realtor will help you determine what small and/or affordable changes you can make to the property to make it more appealing to potential buyers (fresh coat of neutral paint, professional cleaning service etc.). Some other things you should consider are:
Stage your home
Before listing your home, you should consider staging it. Home staging puts your home in the best light for buyers, by expertly arranging furniture and adding accessories to liven up the home. This is a great tool to use for open houses and helps highlight the way the spaces in your home can be utilized, as well as the functionality of the floor plan.
Clean, Clean, Clean
If you are going to put your home on display, it must be tidy, clean and clutter-free. Potential buyers don’t want to see your ‘things’ in the home, they want to be able to imagine what it will look like with their things in the space. To achieve this you’ll want to remove any unnecessary furniture and consider practical storage pieces for things that you can’t remove from the home. Listing your home is the time to get organized and stay on top of household chores. This will ensure you never have to do a major overhaul before an open house or last-minute showing.
Finally getting to the point where you are listing your home is a real thrill, but the goal in the end is to sell, and sell quickly. There are many things you can do to list your home effectively, from advertising to home-presentation. Consult with your realtor to determine the best course of action for your property.
