When you are doing a video walkthrough be careful to keep the camera at the right height and don’t pan the camera quickly.

Be Descriptive

When you are describing the property be as descriptive as possible. Vague listings don’t appeal to buyers. Give as much information as you can in the listing. If you can write a descriptive listing and pair that with great photos or a video walkthrough that will really get the attention of potential buyers. You should also let people know in the listing if there is shopping or other amenities in the neighborhood.

Don’t Oversell

In the digital age anyone searching through real estate listings is already savvy to marketing tricks. Don’t oversell a property. If you try to hype the property too much it will come across as desperate and that will be a real turn off to potential buyers. Keep the language simple. Avoid using jargon or marketing speak. Let the photos and the description sell the house.

Add Neighborhood Information

Giving potential buyers information about the neighborhood that the home is in will give them a more complete picture of the home. Include a map or a link to a map. List the amenities of the neighborhood like parks or other features that would attract a home buyer. Look for news stories or information about the neighborhood and include it. If the home is in an area with an HOA include a link to the HOA website so that potential buyers can look at the HOA information. The more information you give buyers up front the more likely they are to be interested in the listing.
