When it comes to promoting your listings on social media Instagram is one of the best platforms to use. It’s photo and video-based so you can show off the best home photos and short videos of the homes. You can use up to 10 photos per post so you can show people a good overview of home all in the same post. Instagram also is the second most popular social media platform.

But many agents haven’t used Instagram as much as they could because of Instagram’s inability to add links to a post. It doesn’t help much if you post a great listing on Instagram but can’t direct potential buyers to the link with information about the home. Sure, you can put a link in your bio to your website but then people need to go to your site and surf for a particular listing. And they just won’t do that. But now there is a way you can add a more direct link to your Instagram listing. 

Direct Links On Instagram

Instagram now allows direct links to products. So if you set up a business Instagram and link it to a Facebook business page you can set up each listing as a product and then when you link your Instagram and Facebook page those links will be embedded in the posting for each product, or home listing. When people click on the listing they will be able to follow a link directly to more information about that home.

This is a relatively new feature but it’s one that Instagram users have wanted for a long time. And you can use it to your advantage too even though you’re not selling a product. Getting creative with the way you use this ability can help you find new buyers and sellers and get more traffic to your listings so that you can sell more homes.

Videos On Instagram

A great way to use Instagram posts to show homes is to post nine photos of the home and one short video. But make the primary post a photo, not a video to encourage people to scroll through. That way then can look through the photos and then watch the video to get a better sense of the space. Videos on Instagram must be short so you won’t get to post a whole home tour but you can do a highlight video showing the best features of the home.

Another way to effectively use video on Instagram is to do a live house tour. You can go live on Instagram and walk potential buyers through a home in real-time. This is an efficient way to narrow down buyers to just the ones that are really interested in the home.
