As more and more seniors downsize their homes and look for homes where they can age in place they are looking for homes that have features that will work the best for seniors. Sellers who want to appeal to senior buyers would be smart to do some minor renovations and add features that will make their homes the perfect homes for seniors that want to downsize and age in place like:

Renovate The Bathroom

Most senior accidents occur in the bathroom, so renovating the bathrooms in the home to make them senior friendly is money well spent. To make the bathroom senior friendly the tub should be removed or replaced with a walk in tub. The shower should be expanded and benches or seats should be put inside. There should also be no step into the shower. Another nice feature is to install automatic faucets that turn on when someone puts their hands under the faucet and shuts off automatically so that anyone with arthritis can use the sink easily and so that the faucet will never accidentally be left on.

Ambient Lighting

Lighting is important for everyone, but especially for seniors. Installing LED lights that run along the floorboards throughout the hallways and other dark areas will help seniors navigate safely around the home. Under cabinet lighting in the kitchen and motion sensor lighting throughout the house are more senior friendly upgrades that will wow buyers.

Smart Features

Smart technology is making it much easier for seniors to age in place, and having a home fitted with smart technology like voice activation and appliances, lights, and security cameras that can be controlled by voice or by an app make a home much  safer for seniors. Loved ones can also check in on the seniors through the apps and smart cameras, adding another layer of security and making it easy for seniors to get help if they do have an accident or need assistance.

New Carpet

Area rugs are a real hazard for seniors, who can easily trip on them and fall. Installing soft wall to wall carpeting throughout the home is a renovation that will make a home more senior friendly. Most buyers don’t want wall to wall carpet, at least on the main floor, however for seniors it provides a safe soft footing that they are unlikely to slip or trip on so carpet is a nice selling point when trying to attract senior buyers.

A Low Maintenance Yard

Yard work is something that seniors can struggle with, so creating a low maintenance yard that has lots of low maintenance plants, decorative stone, and other features that don’t need a lot of upkeep will make a home a lot more attractive to older buyers.
