The summer is winding down and that means the fall sales season is coming up fast. Now is the time to start changing your approach to staging and photos to get ready for fall sales. When people are looking for homes in the fall they’re going to be thinking about the holiday entertaining season so it’s a good idea to remind sellers that they should invest in these upgrades and fixes to make their homes more appealing to buyers in the fall:
A Kitchen Island
When fall home buyers are looking at homes they’re going to be thinking about holiday parties, winter break breakfasts, overnight guests, and kids doing homework and all of those things are better with a well designed kitchen island. Even if your kitchen isn’t open concept adding a great kitchen island that fits within the kitchen you have is a great way to interest buyers. Sellers should consider having a custom island built that is sized perfectly for the space and has a ton of custom storage options. That will give the kitchen great wow factor and give a buyer lots of functionality and options.
Replace All Outdoor Lights
Now is the time to make sure all the outdoor light fixtures are clean, shining, and in good working order. If there are no outdoor light fixtures add some. Soon the days will start getting shorter and the mornings will be quite dark and those outdoor lights will get noticed by potential buyers. Old fixtures should be replaced and all of the light bulbs should be replaced too. Consider adding walkway solar lights or ground lights as well along the driveway or walking path.
A Cozy Home
As the weather starts to turn cooler buyers will be unconsciously looking for homes that give them a cozy feeling. To make a home more inviting and give it the right feel for fall use fabrics. Heavy fabric curtains, textured pillows, lots of soft and fluffy throws, even fabric wallpaper can all add a lot of interest and warmth to a room. Accent walls can also make big open rooms feel more inviting.
Interior Lighting
As the days get shorter interior lighting will be more important. In order to make a home feel bright and inviting to buyers make sure that all of the interior lights in the home work and look good. Add more light by using table lamps or floor lamps in hallways and dark corners. Use café lights for a fun twist in spaces like a basement rec room or an attic bonus room. And make sure there is a dramatic showpiece light fixture in the kitchen that will add some wow factor to the space. All of the existing lights should be cleaned and the light bulbs should be changed too.
