Fall is rapidly approaching and now is the time to start getting together your fall staging ideas so that you can get those sales in before the holidays. Fall staging should be all about making the home feel cozy and comfortable and also highlighting potential entertaining spaces for holiday parties and get-togethers. Once the fall starts the holidays will arrive fast and buyers will be looking at new homes with an eye for entertaining options. Here are a few ideas from professional stagers to take your fall staging to the next level:

Keep It Cozy

Spring and summer staging emphasizes openness and space but when the fall comes people start thinking about settling into their home as a shelter from the rain, snow, and cold weather. So to really play up the coziness of the home add cozy pillows, thick and fluffy throws, and thick area rugs to the home so that people want to cozy up on the couch and not leave. If the home has a fireplace always have a fire roaring open house. You should also replace the curtains with thicker curtains or thermal curtains to create that sense of drawing into the home like a cocoon. If the home has blinds consider replacing them with heavy fabric Roman shades.

Use Autumn Colors

Get rid of the bright summer colors in the home and replace them with dark green, varying shades of rust, gold, copper, and yellow. Autumn colors will make anyone viewing the home automatically think of crisp autumn nights and the coming cold weather. Use linens in autumn colors in the kitchen, replace throw pillows with autumn colored pillows and look for pillows that have gold or copper accents. Put autumn-themed art on the wall too.

Warm Up the Bedrooms

With the coming cold weather, people will be drawn to cozy and warm bedrooms. So in the bedrooms pile on the blankets and make the beds look warm and inviting. Add heavy curtains and if the home has bare floors pile a few area rugs on top of one another for a truly luxurious feel. You should also freshen up the linens in the bathroom with thick warm towels in autumn colors.

Don’t Forget to Landscape

Leaves will soon be falling, so make sure that you have a landscape company ready to come and rake and gather the leaves, trim bushes and hedges, and do other yard work to keep the yard looking neat and tidy. The curb appeal is very important in the fall and winter so make sure that the outside of the home looks well-kept and maintained to appeal to buyers who don’t want to have to deal with huge piles of leaves as soon as they move in.
