When it comes to home staging those small details really matter. A new welcome mat costs just a few dollars but it will make the house a lot warmer and more inviting to buyers. Subconsciously they will be more drawn to the house if there is a pretty new welcome mat at the doorway. Make sure that the mat you choose doesn’t have any offensive language on it and make sure that it’s in keeping with the general décor of the home. That way it will blend right in but the buyers will have a subconscious reaction to it.
Make The House Smell Good
If you have the have thoroughly cleaned it should smell clean, which is another subconscious cue to potential buyers that the home is inviting. But in addition you should take a little extra time to make the house smell good using smells people associate with the comforts of home. Bake an apple pie and let the smell of apples and cinnamon permeate the home. Or bake some fresh chocolate chip cookies. Fresh flowers are also a good way to make the home smell great. Avoid using cheap commercial scents though because that might be off-putting to potential buyers.
Houseplants will get rid of any bad odors and pump fresh oxygen into the space. Potential buyers will be soothed by the green plants and they will feel more energized and at ease breathing in the oxygen put out of by the plants. Green plants will break up the monotony of the paint colors and make the some seem fresh and beautiful. You can even add a water fountain or other element to the home to make it seem spa like and relaxing.
Change The Linens
Get rid of the shower curtain, bath mat, towels and comforters and replace them with white towels, a white bath mat and shower curtain, and white linens on the beds. Keep curtains white or light fabric or take them down altogether while you are showing the house. Clean white linens are inviting and fade into the background so potential buyers can really see the space.
