If you’re working with a seller that has never sold a house before you will probably need to give them lots of advice about selling their home. Especially if they have lived in the home for a long time there are several things that they can and should do in order to make the home easier to sell. These four things are the first things that homeowners should do before they list their home for sale:

Get Repairs Done

If there are any major repairs that need to be done on the house those should be completed before the house is listed for sale. If the homeowner wants to sell the home without making any large or expensive repairs but the house needs work the homeowner should pay for a pre-sale inspection. The inspection will list all the work that needs to be done on the house. It’s also a good idea to get a couple of estimates for the cost of the work and include those with the inspection report so potential buyers know how much the house will cost to repair. The price of the house should take into account the cost of the work that needs to be done.

Clean The Outside

If the homeowner doesn’t want to paint the outside of the house or get new siding put on there are still things that the homeowner can do to make the house look more attractive to potential buyers. Getting the house powerwashed is a smart thing to do. The windows should also be professionally cleaned. And getting a landscaper to cut the grass, remove dead branches and tidy up the outside of the house is a must.

Pack Up Personal Possessions

Personal photographs, trophies, and other personal possessions should be packed away before the house is listed for sale. Personal items turn buyers off when they tour a home because they want to be able to envision their own personal items in the house. Decluttering and depersonalizing the house will go a long way towards increasing buyer interest in the home.

Paint

Painting the interior of the home is inexpensive and quick to do. It makes a huge difference in the appeal of the home to potential buyers. Rooms should be painted in neutral colors and any loud, bright, or very dark colors should be painted over in a light neutral shade. That doesn’t mean that the homeowners can’t paint accent walls or use metallic or other trends to make the house look updated. But in general a fresh coat of neutral paint is something that must be done before the house is listed in order to make the house more appealing.
