Inevitably some sellers are going to be more motivated than others. Some sellers know that their homes need updating and are willing to spend a little money in order to make the home more attractive to buyers and some sellers just aren’t willing to put any money into fixing up the house at all. But no matter how motivated the seller is there are a few basic things that every seller needs to do before the house is listed to make it more attractive to buyers. The four things that are the most important for sellers to do before listing their homes are:

Get The House Professionally Cleaned

In an effort to save money some sellers will try to clean the home themselves. But no matter how good they are at cleaning they will miss things that will turn off potential buyers. It’s just human nature. They will not see some areas of dirt or decay that a professional cleaner will see and fix. Always strongly encourage the sellers to hire a professional team to clean the house from top to bottom instead of cleaning it on their own if they want to get a quick sale.

Regrout In The Kitchen And Bathrooms

Updating the kitchen and bathrooms is the best investment that a seller can make, but if the sellers really don’t want to put any money into the home to sell it they should at least clean and regrout any tile in the kitchen and the tile in the bathroom along with the shower or tub. Fresh grout will make these rooms look fresh and clean instead of dirty and old. The sellers might be amazed at what a huge difference fresh grout can make to potential buyers who come to see the house.

Get The Carpets Cleaned

Just like sellers may miss some dirt or debris when they’re cleaning the house they might miss stains and odors on the carpets that they have become used to so they should get all the carpet in the home professionally cleaned. Potential buyers will never buy a home if they walk in and the carpet is stained and it smells like old cereal or pets because the sellers didn’t want to pay to have the carpets cleaned. Unless the seller is going to get rid of the carpet entirely the carpet needs to professionally clean.

Powerwash The Outside Of The Home

Powerwashing is a quick and inexpensive alternative to giving the house a fresh paint job. A powerwash will knock loose all the dirt, pollen, and debris from the outside of the home so that it looks attractive and new to potential buyers. Buyers decide within four seconds of seeing a home if they like it or not so first impressions matter.
