Social media is more important than even when it comes to finding potential home buyers. These days there is so much information online that people increasingly are only paying attention to those that they have social media relationships with. So figuring out the best ways to use social media and build relationships is critically important for agents. Here are three ways that you can build on the social media relationships that you’ve already started and start building new ones that will help you connect with buyers and sellers.

Actively Engage

mls edmontonIt might seem obvious but the key to successfully using media is to be social. That means actively engaging with the people that follow you, like your page, or friend you on Facebook. You can’t just post listings and never engage with your followers, friends and audience and expect social media to generate leads. Read posts from your followers and friends. Like and comment on their posts in a friendly way. Make sure that you wish them happy holidays and make a post on their page for their birthday. And look for opportunities to engage with them about homes that they might be interested in. For example, if a Facebook friend or Twitter follower posts a link to a gorgeous kitchen design follow up on that by suggesting they contact you to see a home with a kitchen similar to that.

Post Useful Content

Useful content is a great way to build relationships with people on social media. Clever memes and other filler content are fun, but not useful. Useful content like DIY home projects, design trend posts and information about local events, schools and other happenings is useful content that your friends and followers will actively engage with. The more useful content that you post the more they will keep coming back to your social media to see what you’re posting next. That does mean you might have to put a little more effort into your social media but the relationships you build will make the extra effort worth it, especially when it comes to generating leads.

Don’t Spam

This is probably the most important rule of social media. Accounts that do nothing but post sales listings will get unfriended and unfollowed pretty quickly. People want engaging content, not just another sales pitch. Look over your social media and see how often you post your own listings. You’re probably posting them too often. A good rule of thumb is post one sales listing for every 10 posts that you make. That means you need to post ten things that are useful, funny, or otherwise engaging for every listing that you post. It might seem like a lot, but that is the best way to build strong relationships on social media.
