Not Getting The Most Out Of Social Media
Social media marketing can have a huge return for agents. But how many agents do you know who say that social media marketing doesn’t work for them? You may have even said it yourself on occasion. The problem isn’t that social media marketing doesn’t work. It does work, and it works well, if you do it right. The core of social media is personal interactions. That means that you need to do more than just post your listings on social media in order to get a return on that marketing investment. You have to actively work on building relationships. Add potential homebuyers and sellers as friends on your social media. Like and comment on their posts. Make sure that you wish them a Happy Birthday when it’s their birthday. Actively engage with the people that like and follow your social media accounts. That is the way to get the most out of social media marketing.
Not Using Instagram
Instagram is a photo and video based social media platform. That means it’s ideal for real estate agents. Post gorgeous photos from your listings and link the listing in the comments. Use hashtags more often. Did you know that in order to get the most views you should be using at least 20 hashtags on each photo and video? Most people don’t use nearly enough hashtags. Short videos and photos on Instagram are a fantastic way to show off the Edmonton homes that you’re trying to sell. And you never know when a friend of a friend of someone who follows you will be looking for exactly the home that you’ve got listed. Don’t ignore Instagram in favor of Facebook.

Not Posting Useful Information
There’s so much more information that you should be communicating to potential buyers and sellers than you are. Don’t just post photos and listings. Write blog posts about things that homeowners should know. Write guides for first time home buyers and for first time sellers. The thing that will keep people coming back to your social media and your website is the information that you post. The more useful information you post the more people will keep reading your site and looking at your listings. They will also share your posts and listings with friends and family which is the best way to find leads.
